What’s Our Strategy?
Skywalker Property Partners targets acquisitions from $10 million to $30 million, a niche too large for many private investors, yet too small for institutional investors.
Our focus is opportunistic commercial properties in Texas, and slightly more conservative investments in select markets of neighboring states. Our ability to pinpoint underlying values in office, industrial, flex and retail properties has resulted in a history of successful investments, including distressed assets, REO properties and bank notes.
Skywalker Property’s professionals have the vision to see beyond the immediate, as they did with Cordovan Park in southwest Arlington. Acquired from the lender following foreclosure, the two-building office project came with built-in risk from a stack of month-to-month leases, near-term rollover and deferred maintenance. Within nine months, $500,000 of renovations had been completed and the 78,660 SF Cordovan Park sold to Texas Trust Credit Union for a centralized back-office hub in Dallas/Fort Worth.

The Results
Skywalker Property Partners has been initiating and leading commercial real estate investments since 1990 while providing a unique opportunity for individual investors to capitalize on strong returns achieved in private CRE markets.
The first organized investment fund, The Hangover Opportunity Fund, made twenty two investments and sold nineteen assets with a total value of over $50 million and an average IRR of 43.11% and multiple of 2.38 X.

Gary Walker is the Founder of Skywalker Property Partners, SCM Real Estate Services, and Skywalker Ventures. After earning a finance degree from Baylor University, he began his career in commercial real estate during the Texas real estate and banking collapse. In 1992, he founded SCM Real Estate Services, a full-service brokerage and property management firm. SCM grew consistently, including a strategic partnership with Waterfall Asset Management and Coldwell Banker Commercial, and the company has a 30-year reputation for professionalism and performance.
Gary launched Skywalker Property Partners as a property investment platform, later establishing discretionary funds focused on opportunity investing. The initial fund acquired 21 properties between 2010 and 2014 and achieved a weighted IRR of 44%. At its peak, Skywalker has owned more than 1.2 million square feet of property, with total asset acquisitions exceeding $300 million. In 2023, the company launched its fourth fund, The Leverage Strikes Back, continuing its focus on value-add and opportunistic investments.
Gary is active in both community service and entrepreneurship. He has contributed to downtown Arlington’s revitalization, including the redevelopment of the Vandergriff Building. A longtime supporter of startups, he spent over 25 years with the Entrepreneurs Organization, including as a Founding Board Member of the Fort Worth chapter. Gary also serves on the boards of The Founder’s Arena and the Baylor Angel Network, supporting early-stage ventures and innovation. His interest in startups and early-stage investing led him to later formalize his investing through the creation of Skywalker Venture Partners.
One of Gary’s favorite volunteer efforts is his family’s longtime involvement with Homes of Hope, a charity that builds homes for families in need around the world. For over twenty years, Gary, along with family and friends, has dedicated a weekend each year to build and furnish a home for a deserving family.
